Seattle Parks and Recreation (SPR) is seeking a qualified contractor to restore, occupy, and operate the historic Bullitt House on Capitol Hill. The city is accepting letters of interest (LOIs) through October 31, 2025, as it looks to transform the 1955 property into a vibrant community-serving space.
Located at 1125 Harvard Avenue East, the Bullitt House is a distinctive H-shaped, A-frame structure situated on a 1.6-acre parcel owned by the city. Under the proposed agreement, the selected contractor will make necessary capital improvements, subject to review and approval by both Seattle Parks and Recreation and the Seattle Landmarks Preservation Board.
The city envisions the renovated facility as a welcoming hub for wellness, education, and community connectionโone that offers evening access and sustained programming aligned with neighborhood needs. The lease could extend for up to 30 years: an initial 10-year term with the option of two additional 10-year extensions.
SPR is specifically looking for proposals that demonstrate a commitment to activating the space for community use and restoring the building to a safe, functional condition. The successful contractor must cover the cost of all building and tenant improvements needed to preserve the Bullitt House and ready it for public engagement.
Letters of interest must be submitted via email to Kathleen Gantz at Kathleen.Gantz@seattle.gov
no later than 3:00 p.m. on October 31, 2025.
